Division 02 - Demolition

  1. This information provides guidelines for demolition, including selective demolition. Hazardous material demolition, treatment and disposal, and temporary facilities and controls are covered in other parts of these standards or are available from the WWU project representative. 
  2. WWU project representative, Facilities Maintenance (FM), Public Safety Office, and Environmental Health and Safety Office (EHS) shall approve selection of materials, means, and methods. 
    • Western requires means and methods that provide minimal disruption to adjacent building activities and operations.
    • Western prohibits blasting or burning as means for demolition.
  3. When working on or adjacent to occupied buildings, require means and methods that protect occupants from exposure to noise, dust, traffic, and other hazards.
  4. WWU project representative shall inform FM and other campus departments or groups affected by the planned demolition operations. 
  5. Require all demolition debris to be removed from campus. Use of Western dumpsters is prohibited.
  6. Require the contractor to control demolition means and methods and to monitor noise, dust, runoff, emissions, and other disturbances to campus operations.
    • Recommend sound insulated dust barriers, covered chutes, covered walkways, and similar protection.
    • Require limited construction noise levels.
  7. Require the contractor to maintain security and warning signage around area of operations.
  8. Require authorization from the WWU project representative for performance of any part of the work during non-standard working hours.
  9. Obtain the University’s record of known or expected hazardous materials from WWU project representative and EHS.
    • Hazardous materials commonly found include:
      • Asbestos
      • Silica
      • Lead paint
    • EHS determines if project specific material testing and abatement design is required.
  10. Require all demolition material containing asbestos be transported to EHS approved disposal sites. Disposal site may require special handling of hazardous materials.  Require that all other hazardous materials be disposed at approved sites.
  11. For selective demolition or salvage, identify clearly:
    • Extent of demolition
    • Contractor’s staging area
    • Contractor’s interior and exterior area access
    • Required public protection areas
    • Items to remain in place
    • Items to be removed and retained on site for re-use
    • Items which are to become the property of the contractor for disposal
    • Items to be retained as patterns or as examples of finishes to be matched
    • Items to be removed and turned over to Western as salvage
    • Place to deliver salvaged items to Western
    • Items to be removed, turned over to Western and later re-installed by contractor
    • Other project specific aspects of demolition work
    • Responsible party for delivery of items to Western. Require contractor schedule to indicate dates if Western will pick up or deliver any items
